About Us
Building with J&H was born from real conversations, real risks, and a clear decision to build something bigger than just transactions.
In 2019, Joseph made the decision to step away from his job and fully commit to real estate. What started as a leap of faith quickly turned into momentum. In May 2020, he purchased his first property alongside business partner Denique Peavy. By May 2021, that number had grown to fourteen.
But growth brings clarity.
After selling multiple properties, Joseph realized something was missing — strong, professional representation that understood the pace, pressure, and precision of investment real estate. That’s when Heather Ray stepped in. In April 2022, she completed real estate school, earned her license, and officially joined the mission.
With Heather’s expertise in contracts, negotiation, and ethics combined with Joseph’s hands-on execution and field experience, Building with J&H became more than an investment company — it became a full-service operation built on strategy and real-world experience.
Today, the team works across wholesaling, renovations, custom home development, rental acquisitions, client representation, mentoring, and property sales. Everything they do is rooted in execution, accountability, and doing business the right way.

I’ve known Joseph and Heather for several years dating back to the early 2000’s. They’ve always been a driven couple with a desire to be independent from jobs. A few years ago, those desires manifested when the two became investors in real estate. After observing their success for a year or so, I decided to join their mentoring program. They have literally walked me through every step of the process. I am currently in the process of rehabilitating my first rental property and I couldn’t be more than happy. I met Joseph a few years ago at Meadowbrook Middle School. He and I both were 7th grade school teachers. After our initial conversation, I knew there was something different about him. His focus was to be financially free through the acquisition of assets. I had the same desires. After months of planning, we decided to partner on a deal. We purchased our first duplex in the Dallas area. We rented it for a year and then sold it. We both made more in one transaction, than we’d made as school teachers for the year. The rest was history.
I started as a tax client of Joseph a few years ago. He would always challenge me to invest my refund check for the purchase of an asset rather than paying off bills or purchasing liabilities. At first, his words fell on deaf ears; that is until I overheard him having a conversation with a potential buyer for one of his rental properties. This was a property I was familiar with so I knew the details surrounding it. After witnessing what the property sold for and how much Joseph and Heather profited, I was hooked. I knew it was time for me to take them seriously and I did just that. Today I no longer work but live off the passive income generated from my properties thanks to Building With J&H.
